October 2026

Dear Friend,

September was very much a quiet market as buyers and sellers continued to be uncertain. Uncertain about how the October Municipal elections would impact them, uncertain about borrowing rates and uncertainty as to how the tariffs would affect their lives. Despite that uncertainty, 5,040 buyers bought homes in September as they found great buying opportunities in the marketplace.

This “deciding not to decide”, has created a huge pent-up demand and once some form of good news is perceived, sales will continue at a frantic pace. The only hiccup is listings, (homes available for sale,) as they are only at 16,500, down 14.4% from a year ago. Housing starts are woefully down the 3rd year in a row as builders, reacting to the market, have decided not to build. These factors will result in inadequate supplies once more buyers get into the market.

Housing is one of the biggest issues on voters’ minds, and the upcoming municipal election will help shape housing policy across the GTA and Simcoe County for the next four years. The decisions our next mayors and councilors make on affordability, housing supply and the costs associated with buying a home also influence buyer demand. We can only hope that the successful candidates bring in policies to help the real estate market as it is the key to our futures. Home sales influence many areas of our economy, from grass seed to appliances, and from moving companies to painters. Home sales really drive the economy.

Personally, I believe it’s a great time to upgrade your home or buy an investment property, but obviously many people are uncertain. If you would like to get together to discuss the opportunities in this market, or know a friend who needs to chat to a professional REALTOR®, give me a call. I would like to share the opportunities that exist in the marketplace.

Have a wonderful October,

Your Friend in Real Estate
