As the saying goes, no news is good news. The real estate market in August was just an average summer market with 5,057 homes sold through TRREB’s MLS System, a similar amount to August 2025. The number of homes available for sale dropped by 11.3% to 24,482, creating a more balanced market, and buyers, on average, had a choice of 4 homes to purchase and the time to make a proper buying decision.

All in all, the market was and is relatively stable, as one would expect in August, as summer holidays and good weather activities dominated people’s plans.As the kids go back to school and we get back to our normal schedules, sales will pick up over September and October and start to slow down as we enter the winter months. Like I said, no news is good news.

For most people, the decision of buying or not buying is primarily an emotional decision, because, let’s face it, no one needs a house! You can continue to rent or stay in your current house. If one feels positive about the economy, the future, one’s job, the emotional decision to buy is easy. Today, Trump's shenanigans are causing uncertainty for our economy, inflation and borrowing costs. That uncertainty results in buyers delaying their decision till they have more confidence in the future. The problem with that is that as soon as confidence returns, (it always does), everyone jumps into the market at the same time and history once again will repeat itself; bidding wars and the rapid increase in house prices.

The best advice I can give about the real estate market is that if you can afford to buy, now is an excellent time. Borrowing rates are reasonable and there is a good variety of homes to purchase and the time to properly negotiate with a seller. Many investment companies are buying multiple units in condominium complexes because today’s prices create an opportune time to buy. Building starts have been extremely low over the last few years and investors see demand in both sales and rentals growing over the next few years.
